Cagayan de Oro has been one of the up and coming locations when it comes to real estate. Houses for sale in Cagayan de Oro can be a valuable asset in the future as the Northern Mindanao is becoming a prime location for business with the talks about Federalization going on.

But aside from the promise of business and future investment, there is another thing that one should definitely consider when purchasing a house and lot—it’s vulnerability from flood.

Just this January 16, the prolonged heavy rain due to two weather disturbances—a low-pressure area and the tail-end of a cold front—has caused flash floods that have submerged various parts of Cagayan de Oro City and Misamis Oriental. Authorities have carried out forced evacuation and over 1,200 families and 5,000 individuals have been evacuated, with 211 families coming from near Ipunan River. The flood made most of the streets in the area impassable including areas in C.M. Recto, Gumamela Extension, and JV Serina Street. Thousands of commuters were stranded. And even though the heavy rain lasted for just a few hours, Cagayan de Oro City weather officials have declared a state of calamity. But despite this rare incident, houses for sale in Cagayan de Oro still remain as valuable assets.

Flooding has always been a red flag for real estate hunters. In a country like the Philippines, which only has 2 seasons – the wet and dry – it is not surprising when flood occurs. It has been something that people expect especially in times of typhoon and heavy rain. But that doesn’t mean that we should overlook this area when looking for the right house for sale. And here’s why:

It is a hazard to health

Floods can potentially increase the transmission of communicable diseases such as such as typhoid fever, cholera, leptospirosis and hepatitis A. Vector-borne diseases such as malaria and dengue also increases due to the expansion in the number and range of vector habitats. According to the Union of Concerned Scientists, flooding can contaminate drinking water with sewage, petroleum products, pesticides, herbicides, and waste from farm animals. Floodwaters may contain more than 100 types of disease-causing bacteria, viruses, and parasites.

It is a hazard to property


If you get an advance flood warning, it's best to move your car to a higher ground to reduce the risk of costly damage. Flood water, particularly sea water, can play havoc with vehicle electrics causing intermittent or erratic operation of lights and wipers for example. Sometimes the consequences can be more dangerous, and we've seen cases where all the airbags have deployed suddenly and without warning after a vehicle was recovered from a flood. If flood water has reached the car’s floor height or got inside the vehicle it's best to contact help before attempting to recover it.

Floodwater that has entered houses cause water damage. Even with minor flooding of homes, furniture is ruined, floors and walls are damaged, and anything that comes in contact with the water is likely to be damaged or lost. Flooding of farmland usually results into loss of crops. Livestock, pets, and other animals drown or get carried away.


Other Effects


In times where flooding occurs, it could also contaminate drinking water coming from pipes. And it may also disrupt electrical service. Transportation systems may be disrupted, resulting in shortages of food and clean-up supplies.

The occurrence of flood in Cagayan de Oro and what it has done to houses for sale in the area can be a good situation to evaluate when looking for a property to purchase. Meanwhile, let’s not also forget that proper preparation can lessen the hazards of flooding.
